Rincon de la Victoria, a charming seaside town in the Axarquia region, is undergoing a significant transformation. The town's new General Urban Development Plan (PGOU), spanning from 2024 to 2043, aims to support sustainable population growth, develop infrastructure, expand productive land, and invest substantially in green spaces and sustainable transport.

The plan targets an increase in population from the current 52,230 residents (as of January 2024) to approximately 70,610 inhabitants over the next two decades, adding around 18,380 people. To accommodate this growth, nearly 10,000 new homes will be constructed, increasing the total housing stock to nearly 37,484 units. This requires an increase of residential floor area by almost 1.5 million square meters, reaching a total of about 5.63 million square meters.

The plan also anticipates a significant rise in vehicles, requiring modernized mobility infrastructure with a focus on smart mobility solutions. Investments of nearly €20 million for mobility are included in the plan. The vision integrates considerable investment in green areas and environmentally friendly urban designs, aiming to improve quality of life, promote biodiversity, and encourage sustainable urban living.

The plan emphasizes boosting the productive sector, meaning it includes expanding land reserved for economic activities, to support local employment and economic vitality. The town plans to add nearly 10,000 new homes by 2043, and new infrastructure will be developed to support the influx of residents and vehicles.

The urban plan includes provisions for modern housing, smart mobility, and a booming productive sector. It also focuses on enhancing mobility and promoting a productive sector in Rincon de la Victoria. However, the exact amount of new productive land and community facilities to be created remains undetermined.

Projected income from urban taxes, development rights, and public services will cover the costs of the urban plan. The plan aims to modernize the housing sector in Rincon de la Victoria, and returns are expected on each new development area in the urban plan. The town's urban plan focuses on rebranding, promoting a smart, sustainable, and self-sufficient future.

As of 2024, Rincon de la Victoria had a population of over 52,000 citizens, according to Spain's National Institute of Statistics (INE). The urban plan represents a strategic reinvention of Rincon de la Victoria, balancing demographic growth, housing demand, economic development, and environmental sustainability to guide the town's evolution over the next two decades.

The inspiring urban plan for Rincon de la Victoria, encompassing the years 2024 to 2043, not only aims to modernize the housing sector but also prioritizes the creation of green spaces, thus fostering a desirable home-and-garden lifestyle.
